Nestled into five gorgeous acres with Michael Cooke designed gardens, the cottage dates back more than 100 years and has been brilliantly renovated by Michelle Leslie of MLD Design; it has been reimagined as a Hamptons-style cottage and is ideal for one or two couples with room to spare. Inside the front door, guests will be struck by the abundance of natural light and the Instagram-worthy interior design. Glimpses of the countryside seem to appear from every angle, with French doors blurring the distinction between indoors and out.

The interior of the home effortlessly combines modern design with heritage elements for a seamless take on rural style; there are three luxurious bedrooms, two designer bathrooms and a superb collection of alfresco spaces, including the wraparound verandah with a deep daybed plus a sunlit deck on the upper level. Each of the upstairs bedrooms includes fireplaces and are fully stocked with timber for cooler months – both are beautifully furnished, as are the Travertine bathrooms with luxury body wash, scrubs and shampoo. The kitchen is also newly renovated and features Smeg appliances and an eclectic mix of vintage crockery and designer pieces – everything you need to turn out fabulous meals, or just let us know if you’d rather engage a private chef.

The cottage feels like another world entirely, yet it’s no more than a five minute drive from Terrigal’s and Avoca's stunning beachfronts, 10 minutes to Erina Fair and only 90 minutes from Sydney’s CBD. Please note that the property is located close to the Scenic Highway at Terrigal. It is a busy road but the property has secure fencing and gates for your peace of mind.

Other things to note: 

NO MORE THAN 6 GUESTS (6 persons are permitted to stay at Bella’s at The Cottage Garden Studio unless agreed to in advance by the owners. Guests MUST NOT byo any additional mattresses or bedding. All guests must be declared at the time of bookings and any extra guests will be asked to leave the property and/or will forfeit their deposit bond. 

NO PARTIES OR EVENTS: As we are situated in a quiet residential neighbourhood, we ask that you please be respectful of our neighbours and ensure that there is no outdoor noise after 10 pm, we request no music or outdoor entertaining after this time. Sound travels easily to our immediate neighbours and as such, please be aware of noise levels at all times of the day. Should there be ongoing noise disruption, our security company will be called to the property. If they deem the noise levels from the street disruptive to excessive it will result in a security call out fee of $500 and possible eviction.

Pets – not allowed. 

Pre-Autherisation (Refundable Deposit) of $2,000  is required for each stay and is in addition to the booking charge. The guest is liable for the full cost of any breakages, missing items or damage caused to or within the property during their stay, even if it exceeds the bond amount.

SMOKING on the property both indoors and within the grounds is strictly prohibited. Any residual odours or evidence of smoking will incur an additional cleaning fee of $500.  Please restrict smoking to a distance from the property and dispose of any cigarette buts appropriately away from the property. 

As this home is being offered as a short-term rental, we kindly ask our guests to familiarise themselves with the short-term rental code of conduct, in particular part 2.5 which refers to the rights and obligations of the guest. This will help ensure your stay is enjoyed without interruption.


2.5 Guests Guests to  act  lawfully 2.5.1  A guest must not engage  in conduct  in their  capacity  as  a guest that contravenes: (a)  the  criminal  law (b)  planning laws  or  by-laws  (if the premises  are in a  strata or  community  scheme)  that apply  to the  premises (c)  the terms  of a  short-term  rental  accommodation  arrangement for  the premises. Obligations to neighbours 2.5.2  A  guest must not at any  time during the occupancy  period: (a)  create  noise  that  because  of its  level,  nature, character,  or  quality, or  the time it is made, is  likely  to harm, offend,  or  unreasonably  disrupt or  interfere with the peace and comfort of neighbours  and other  occupants  of the premises   (b)  act in a violent or  threatening manner  towards  neighbours  or  other  occupants  of the premises   (c)  act in a manner  that could reasonably  be expected to cause  alarm  or  distress  to neighbours  and other  occupants  of the premises   (d)  use or  enjoy  the premises  in a manner, or  for  a purpose, that  interferes unreasonably  with the use or  enjoyment of common property  by  neighbours  and other  occupants  of the premises  in a  strata or  community  scheme (e)  intentionally,  recklessly  or  negligently  cause damage to premises, any  common property  or  any  other  communal  facilities  within the immediate vicinity  of the premises, or  any  public  property  in the vicinity  of  the premises (f)  intentionally,  recklessly  or  negligently  damage the personal  property  of neighbours of the premises  or  other  occupants  of a strata or  community  scheme.
