There are plenty of grassed areas, a playground, barbecue facilities, and a string of cafés and restaurants.

Property does include staircase and is not suitable for wheelchair access.

1. NO MORE THAN 6 GUESTS are permitted at Avoca Beach Penthouse unless agreed to in advance. In addition, at least two group members must be over the age of 25 years of age.

2. PARTIES including SCHOOLIES are NOT permitted (Excess noise will immediately be noticed and reported by surrounding neighbours). Guests must not bring any additional mattresses or bedding. All guests must be declared at the time of bookings.

3. SECURITY BOND (Refundable Deposit) of $1500.00 is required for each stay and is in addition to the booking charge. The guest is liable for the full cost of any damage caused to or within the property during their stay, even if it exceeds the bond amount.

4.SMOKING on the property both indoors and within the grounds, including balconies and outdoor areas is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional fee for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space. Please restrict smoking to the front of the driveway and dispose of any cigarette buts safely in the bin.
